LaBianca Home For Sale

The LaBianca home was built in 1922.  It has two bedrooms and one and a half baths.  It's 1,655 sf and sits on nearly 3/4 of an acre.  The asking price is $1,988,800.  The listing is with REDFIN.

The footprint of the home appears to be about the same but it has been extensively remodeled.  A pool was added to the side yard of the home.  A carport was added to the front but it looks like the original garage is still there at the back of the property.  There are more pictures at the Redfin website.

  2. Yes, Leno was found in the living room, Rosemary in the master bedroom. It's hard to reconcile the pictures of the home now with the crime scene photos which were black and white. The home is much brighter now.

  4. I couldn't live in a house where a gruesome crime or suicide happened. I just tend to think there are bad vibes trapped, even if the house has gone through extensive renovations. That white tile is horrendous. I hate tile!

  6. Thanks Deb. I knew he was but misread the "second bedroom/den" as 'second living room and wondered if that's where Leno was as the crime scene photos do make the living room look smaller and darker.

    Do you think anyone could make an appointment to view the house as a potential buyer or is there a way to screen out the time wasters? Also, no mention is made on the estate agent's website of the tragedy of course. At what point do you think the agents are legally obliged to say, "Um, there's just one thing you should know...?

  7. 21 Days, California law states that you need to tell a buyer if a death, of any kind, occurred in the house during the three years previous to an offer to purchase. This is a law, civil code 1710.2, that was enacted in 2013. But some leeway is given to "stigmatized properties" which are properties where there were murders, suicide, ghost sightings etc. "Stigmatized property" can decrease the home's value up to 25%.

    If a buyer asks about violent deaths or any of the other stigmas an owner cannot lie about it no matter when the stigma occurred. So, it's best if you're a buyer to just ask. The owners and listing agents would be nuts not to disclose the history of this house. And, I would hope that the agents would require a prospective buyer to show the ability to pay for the home before allowing them to take the tour!

  8. Deb, in the case of this house in particular it's not just that a crime happened there 50 years ago, it's also the fact that potential 'Manson-loonies' (as the mainstream press might call them/us) are going to be making regular pilgrimages and visits to the property. This year especially.

  9. I guess the sellers need to take some responsibility for the timing of the sale. Surely they are aware of the potential for lookie-loos, they have lived with it for years. I don't think the sellers or agent would be able to get away with not disclosing the home's past particularly given heinous nature of the crime and constant references to it for the past 50 years.

    Small world this is at times. You know who Wendy Putnam Park's son is? ALLAN PARK, the Limousine Driver who took OJ Simpson to LAX the night of June 12th, 1994.
    My ex-nephew-in-law, ROCKY BATEMAN, OJ's regular Limousine Driver for about 10 months, was supposed to drive OJ that night. Bizzare story with that situation.

  12. I went to the San Fernando valley to look at places with a realtor there back in 2016. He talked a lot. At one point during his talking he mentioned that other realtors “had trouble selling the LaBianca house from the Manson murders”. Then he moved on to another topic about working in real estate. This area is way out of my price range and we didn’t look at places anywhere around that area.

  15. For the price it's actually quite a small house. I think it's only one bathroom for instance. Three bedrooms if you use the "shoe room" as a bedroom but that leaves you with no study/den.

  16. The DA Evelle Younger also lived in Los Feliz at the time. It would be interesting to find out exactly how close he was to the Waverly house.

  17. Leno's parents purchased the home in 1940. According to a November 6 1940 building permit they added a room and half bath. The whole addition was 10' x 13'. In California a bedroom is not considered a bedroom unless it has a built-in closet but the room could have easily been used as a bedroom. The permit states the outer wall was was to be stucco so the wall of windows that you see in the pictures today wasn't there when it was originally built.

    Leno, who was born in 1925, had two older sisters. The oldest was born in 1920 and the other sister in 1923.

    In 1942 Leno's parents added another room to the property. This room was attached to the back of the detached garage. It measured 14' x 23'and was listed as being a playroom. The current pictures of the home do not show this addition so I'm not sure if it's still there or perhaps just being used for storage now.

  18. Star, yes, Younger lived in the Los Feliz neighborhood but on the opposite side of the area from Waverly. He lived at 2461 Chislehurst Drive and according to Google maps it's 2.1 miles from 3311 Waverly.

  20. The house quite honestly looks patched-together. It's very nice in some aspects and unappealing in others. It's obviously been updated extensively since 1969, but some of the additions are ugly. For instance, the corrugated tin roof over the patio by the pool isn't exactly doing it for me. The mix between traditional and modern looks to be haphazard. The sandle room is a stylistic head-scratcher. The views are very nice, though ..... and undoubtedly the highlight of the property.

  21. Looking at property records, it looks like the Berberian family still owns the Harold True house next door, at 3267 Waverly. They purchased it from the Posella family in 1969. I believe at one time they also owned 3301 Waverly.

Leonard Posella was on the suspect list for the LaBianca killings and was a real crazy guy, supposedly an attorney who beat his girlfriend regularly, alcoholic, attacked his girlfriend with a knife and was known to visit Leno next foor and return with liquor or mobey and when his mother or girlfriend asked why Leno would just give him things he'd say "he'd better give it to me or else", I'm pretty sure he and either his mom or girlfriend lived in the 3267 guesthouse while True and Co occupied the main house

Just finished reading Chaos hoping for the conclusion only to realize the only conclusion was there is no conclusion the $30 spent at books a million would have beem much better spent on new vinyl definitely not one of the better book's on Manson if you can even consider it a book on Manson the only thing that stuck out was that Terry Melcher supposedly visted Sphan ranch three times after the murders according to uncovered documents of interviews with Danny Decarlo

  25. Ajerseydevil, that is interesting that you took nothing from the book. I took each chapter as a new area to research and learn from. I thought the book was well researched and very interesting, actually full of characters we know but have been now been updated on and idea's that have been presented before but with no meat on them, which now have a little more flavor to them. Do I buy it, not all of it of course, but I do think that this book can be used as a launch pad for different theories and ideas. Of course I found Peter Levenda's book very interesting as well.

  26. What's with all the mirrors? Ugh! Odd to have an exterior door in a closet. This would not be on my list of preferred homes. The kitchen with matching washing machine and dryer, tile counter top, white appliances, window air conditioning units, and mirrors on most walls are not my cup of tea. That is a very small home for that price, but the view is very nice. And I am impressed there is no water-guzzling lawn. Very nice landscaping.

    As others have stated, I probably could not live in a home where such high profile murders took place. I would have trouble turning away the tourists. But it would be cool to host a poolside brunch for MansonBloggers each year.

  27. Beauders the book reminded me of a lot of books I've read on the Kennedy assassination I was really into that before I really started diving into the Manson case I finally realized there was so much missinformation out there that it will never be solved
    O'Neills book to me read like a disjointed spy novel CIA spooks Manchurian canadaites I agree he uncovered some interesting information but it just didn't go anywhere We all know the Bug lied that it probably wasn't Helter Skelter coming down fast I was really hoping for an explanation to why Manson's parole was never violated all the blame put on the HAFMC & the two Smith's went absolutely nowhere I would much rather read a copy of the book you wrote

Yeah Beauders that would be awesome I'd definitely donate something I remember we talked awhile back about getting people to help pay to get the book published I'm sure you put a lot of time and work into it it's really Ashame for it to remain unseen but you're public us fellow Tate/Labianca nuts
